About the role

This position will be responsible for ensuring the property meets operational goals by working with onsite staff and collaborating closely with Common’s specialized teams (Sales, Maintenance, Marketing, Accounting) to act as the liaison between Compliance and Operations, and to assist with maintaining compliance with the affordable housing program. This role will be based onsite and will report to the Business Manager. This role plays an invaluable role in setting the tone of every member’s experience. Additionally, you will take the lead on the annual income recertification of members enrolled in the affordable housing program.

Responsibilities

  • Oversee and coordinate all resident relations
  • May be involved in preparing annual operating budgets and forecasts
  • Ensure and complete all required weekly, monthly, and quarterly reports are completed
  • Ongoing management of onsite staff and constant coordination with cross-functional stakeholders in Maintenance, Sales, Compliance, Leasing, and Accounting
  • Ensure all tenant A/R related inquiries are resolved quickly and accurately
  • Collaborate with compliance and operations teams to maintain regulatory compliance for the affordable housing program in place at the home;
  • Generate, send, and manage all official notifications to members regarding recertification for the affordable housing program and general property notices;
  • Maintain thorough product knowledge of all your properties and their competitors
  • Work with our centralized legal and billing team on delinquencies and evictions
  • Work with the Member Support team and/or Resident Services Coordinator to investigate and resolve member concerns and complaints
  • Work with stakeholders to implement effective cost control, revenue maximization, and delinquency management systems
  • Assist the leasing team with touring prospective tenants on an as-needed basis
  • Drive local member experience through events and member delight efforts
  • Recommend pricing strategy to minimize vacancy and optimize revenue
  • Assist in ensuring that all work orders and repair requests are processed in a timely fashion
  • Audit ledgers and leases to address ledger discrepancies and provide quality assurance, as needed

  • Walk properties daily (vacant apartments, common areas, amenities, and grounds)
  • Assisting in all emergency situations
  • Assisting central teams with all requested tasks
  • Other ad hoc projects may be assigned
  • Willingness to work a flexible schedule including weekends and holidays

Requirements

  • 1+ years experience in Property Management
  • 1+ years experience in Leasing
  • Experience with affordable housing; LIHTC, Project-based Section 8, and/or Inclusionary Zoning experience preferred
  • Accredited housing certification preferred: Low income Housing Tax Credit and/or Certified Occupancy Specialist or similar designations
  • Demonstrated success and experience managing a growing team
  • Comfortable working with leases
  • Extreme level of empathy and ability to connect with people from all walks of life; ability to balance a passion for making people happy while setting expectations
  • Previous sales experience
  • Strong communication skills, both verbal and written
  • Impeccable organization, attention to detail, and ability to handle high volume and manage your own time
  • Self-starter that’s comfortable operating in an ambiguous environment and able to make smart decisions quickly using both data and strong emotional intelligence
  • Experience working cross-functionally with a demonstrated ability to both give and receive constructive feedback
  • Essential Physical Abilities:
  • Able to move through all areas of the property both interior and exterior to perform job functions
  • Able to move throughout the building, ascend and descend stairs, open and close doors
  • Able to lift packages or boxes up to 25 lbs
