Associate Pre-Construction Manager

The Associate Pre-Construction Manager will manage pre-construction activities supporting distribution centers, delivery hubs, and office construction across the U.S.  Key focus areas include: cost estimating, scheduling, feasibility studies, leasing due diligence, contracting and management of external consultants and engineers, RFQ/RFP process, managing design document retention and record drawings, and updating design standards for all brands.

You will … 

  • Manage intake of all new proposed construction/facilities projects and feasibility studies.
  • Work with internal stakeholders from programming through design development to determine project requirements.
  • Determine project delivery method and contract key consultants, engineers, and contractors.
  • Manage budgets and schedules through handoff to construction manager.
  • Develop budget; Design RFQ/RFPs, negotiate terms and conditions with consultants.
  • Interface with local/state agencies regarding permits and inspections.
  • Collaborate with executives and senior leadership to establish schedules, impacts to operations, and other considerations relevant to early construction planning. 
  • Monitor performance to design requirements and project constraints developed during the programming and design development phases.
  • Manage business relationships with consultants and contractors.
  • Manage internal stakeholder expectations through clear communication and visual aids.
  • Manage review process of all project design documents (drawings and specifications) 
  • Prepares project status reports regularly and effectively communicates the status of all major & minor construction projects to  Leadership and stakeholders.

You have… 
  • 3-5+ years experience in construction or design; or a Degree in Construction Management, Architecture, Engineering or a related field 
  • Food industry/e-commerce experience a plus but not required 
  • Experience managing multiple projects of scope and scale simultaneously a plus
  • Excellent verbal skills
  • Understanding of Building, Mechanical, Electrical, and Plumbing Codes 
  • Basic understanding in CAD/Bluebeam/PDF editing software
  • Proficient in MS Suite of products
  • Proficient in creating a Schedule using various software (MS Project, Primavera, etc.)
  • Ability to read and interpret construction drawings 
  • Excellent written communication skills and detailed documentation
  • Requires travel to all sites
