As our Project Manager, you will be responsible for providing cost and project timeline estimates, drawing up projected scope of works, budgets and control the quality. You will work on residential or hotel projects alongside our in-house interior designer team and oversee multiple projects at a time. You will often liaise with third party stakeholders such as builders, architects, engineers, and other contractors while managing the end-to-end project management process as well as the project budgets.

You will be responsible for:

  • Responsible for end-to-end project management process from planning to handover
  • Collaborate with cross-functional teams to define scope, objectives, and deliverables. Develop comprehensive project plans, timelines, and budgets
  • Lead project and execute project plans according to established timelines. Oversee project resources, budgets, and risk management. Ensure all project activities are carried out efficiently and according to defined quality and design standards.
  • Lead and manage the setup of en-block and strata residential units within our co-living properties. This includes overseeing the reconfiguration of spaces, coordinating with contractors for necessary modifications and ensuring compliance with all legal and regulatory requirements
  • Maintain clear and open communication with all project stakeholders, including internal teams, contractors and suppliers. Provide regular project updates and report on project progress.
  • Manage project budgets, track expenses and make adjustments as necessary to maintain cost control. Identify cost-saving opportunities and implement efficient resource allocation
  • Conduct feasibility studies to evaluate the viability of potential projects and perform comprehensive cost analysis for each project, considering budget constraints and resource availability.
  • Proactively identify project risks and issues. Develop risk mitigation strategies and contingency plans. Address any unexpected challenges that may arise during the project lifecycle
  • Select and manage external contractors, suppliers, and service providers. Maintain positive working relationships with external partners to ensure project success
  • Maintain detailed project documentation, including project plans, submission reports, progress reports, assets inventory list and project closure reports
  • Identify areas for process improvement and drive operational efficiencies in project management. Strive for innovative solutions to enhance project outcomes
  • Implement and enforce safety measures, ensure all work activities are carried out in compliance with safety regulations and best practices
  • Extend expertise to oversee the setup of hotels and other types of properties including those in overseas locations. Collaborate with internal and external teams to ensure seamless setup and compliance with industry standards and guest expectations
  • Take charge of pre-launch setup of new co-living properties, hotels and other properties. This involves coordinating the interior fit-out, installation of furnishings, fixtures and equipment, and conducting final inspections to ensure readiness of occupancy
  • Manage projects related to branding and marketing exercises. Collaborate with marketing and branding teams to execute brand transformation and marketing initiatives effectively.
  • Oversee the reinstatement process for closing residential units and other properties, ensuring they are returned to their original conditions and includes conducting inspections, managing repair and refurbishment efforts and maintaining a smooth handover to landlords
  • Develop and implement procedures for return of properties to their original state, including documentation of damages, wear and tear, and to address any outstanding issues and return of security deposits in a timely manner.
  • Provide support to the operations and property management team in addressing day-to-day needs of co-living properties, hotels and other properties. Collaborate with operations/property managers, hotel managers and other teams to ensure operational excellence, resolve property/facility issues, and implement preventive maintenance plans to enhance property efficiency and member or guest satisfaction
  • Manage procurement processes for Operating Supplies & Equipment (OS&E) and Furniture, Fixtures and Equipment (FF&E) required for project setups and ongoing property operations, including hotels and other property types. Coordinate the selection, purchase and installation of OS&E and FF&E, ensuring they align with design and quality standards.
  • Establish and maintain positive working relationships with building management teams. Collaborate with building management to address property-related concerns, security access, ensure compliance with building regulations and enhance property operations

The skills, attitude and experience we require are:

  • Minimum of 3 years’ of working experience in project management or on site work experience
  • Proven experience as Project Manager in real estate, construction or property development industry
  • Proficiency in AutoCAD software for space planning, design modifications and layout adjustments
  • Knowledge of industry regulation, standards and best practices
  • Excellent problem-solving abilities and attention to detail
  • Able to manage multiple projects at a time and workload prioritisation
  • Prior experience managing external vendors, suppliers and subcontractors
  • Strong communication skills, and experience working in cross-functional teams
  • Ability to work in a fast-paced environment
  • Tertiary Qualification in Management or Business Administration or Quality Surveying is a plus
